Royal Tine Ranch
The Ranch
Encompassing nearly 14,400 +/- contigious and mostly deeded acres, the Royal Tine Ranch is uniqely positioned between the famed Bighorn Mountains and Wyoming's Black Hills. Not far from both Sheridan and Gillette, Wyoming or Billings, Montana, excellent county roads provide easy access to local state highways and Interstate 90. A short drive from the Billings International Airport, or the airports in Sheridan or Gillette, the ranch is easy to access whether flying commercial or private.
Here, ranching traditions run deep and is the only lifestyle known to many generations of cattle and sheep ranching families who have resided in the area for centuries. Real ranching happens in this part of the country and most local cowboys believe the only proper way cattle should be moved, sorted, and worked is from the back of a horse rather than an atv or side-by-side. Neighbors still get together for spring brandings where rope-and-dragging cowboys begin their day at sunrise carefully sorting, vaccinating, and branding the calves. A feast usually follows the hard day’s work and typically ends gathered around a blazing fire overlooking the sunset backdrop of rolling hills reliving the events of the day. Traditional ranching techniques combined with the unique cowboy camaraderie often seen in this part of Wyoming makes it easy to romanticize the Old West.
Homesteaded by ranching families in the late 1800s, they sought this country for its favorable year-round precipitation and fertile soil which made it widely known for its protein-rich grasses and exceptional grazing. The pleasant summers and relatively mild winters combined with abundant forage gave the area the its reputation for putting exceptional gains on cattle during the spring, summer, and fall grazing seasons.
Heavily timbered draws, healthy sagebrush habitat, and lush hayfields allow the local wildlife to easily find refuge and food supply in abundance. Elk, mule deer, whitetail deer, antelope, and black bear thrive in this country along with an array of upland game birds and Merriam’s turkeys.
Water
Extensive water improvements add substantial value to the ranch. Over the past several years, the current owner has vastly improved the water features on the ranch. Three deep stock water wells feed more than twenty miles of buried poly water line which supply over 30 stock tanks spread throughout the different pastures and improvements on the ranch. The majority of the tanks are newly installed and made of fiberglass with the remaining being traditional rubber style tire tanks. Next to each of the three wells sit 6,000 water storage tanks which convey with the sale along with the well pumps. It’s hard to find a spot on the ranch where cattle have to walk more than 1/2 a mile to get water. The stock tanks and designed overflows can also provide year-round water resources for the resident herds of elk, deer, and antelope.
Armstrong Creek, Bitter Creek, and Corral Creek all flow through the ranch providing year-roundwater sources for both livestock and wildlife in the area. Adjacent riparian areas are a major source of shelter and forage for grazing cattle and wildlife.
Cattle
The ranch features 17 well-improved fenced and crossed-fenced pastures designed to allow for easy movement of cattle from one pasture to the next. Many miles of new fence have been built within the past several years and the quality of the fencing on the ranch is considered to be good to great. Two well-maintained county roads and a network of private interior ranch roads allow for convenient access to check cows, fences, water, and mineral tubs. Working sets of corrals at both headquarters along with a third set of corrals centrally located on the ranch make for a well-planned and organized system to gather and ship cattle.
The owner currently stocks the ranch around 2/3 capacity with about 1300 head of yearlings which have been run annually by a long-term tenant during the summer months providing dependable and positive cash flow each year.
Hunting
Heavily timbered draws, healthy sagebrush habitat, and lush hayfields offer ideal conditions for big game species such as elk, mule deer, whitetail deer, and antelope. A large and carefully managed herd of elk spend much of their time on the ranch offering sportsman opportunities at trophy bulls year in and year out. Several elk in the 375" range and above have been harvest from the ranch within the past several years. In addition to big game hunting, wing shooting on the ranch can be spectacular. Sharptail grouse and Hungarian partridge populations are thriving and flushing dozens of large coveys of birds in a day is not uncommon. Pheasants linger in the draws and can be spotted occasionally feeding in the nearby grain fields. Merriam’s turkeys are found on all corners of the ranch and hunted during both the spring and fall seasons.
The ranch currently qualifies for elk, deer, and antelope landownership tags.
Improvements
Two well-improved headquarters anchor the ranch and offer ample living space for the ranch owner, tenant manager, and guests. Each headquarters location features improved homes, shop buildings, and corrals. An additional cabin is located on the ranch and can serve as a tenant home or hunting cabin if the owner wishes.
The main headquarters is conveniently located off the county road and consists of a large 3-bedroom home, equestrian barn with living quarters and horse stalls, sizeable shop building, 3-stall garage, and barn. Surrounding both the equestrian and cattle barns are working sets of corrals, stock water tanks, and automatic water systems. The large shop building includes two drive-through overhead doors for convenient access when maneuvering large equipment. Settled into the valley overlooking Bitter Creek and the nearby pastures, timber breaks and rocky outcroppings sit just behind the headquarters and offer a picturesque postcard-worthy backdrop.
The second headquarters features a 5-bedroom, 3-bathroom, two-story home with a large second story deck overlooking the barnyard and nearby pastures. Below the house sits a large machine shop, corrals with water tanks, and loafing sheds. The machine shop features a large overhead door, concrete floor, and spray foam insulation.
Both a highly productive working cattle ranch and exceptional trophy caliber hunting property, the Royal Tine Ranch is one of the most well-balanced and complete offerings available in the entire Rocky Mountain West.

The OW Headquarters
The OW Headquarters is the heart of the of the OW Ranch and the Kendrick Cattle Company, perhaps the most famous of the cattle empires created in the late 1800s in the Sheridan, Wyoming area. The OW HQ operates on nearly 16,950+/- total acres. Grazing units are comprised of foothills range with scattered timber complemented by protected meadows in the surrounding valleys. Significant wildlife resources include deer, elk, antelope, black bear and upland birds. The historic buildings built at the turn of the 19th century are are useful today as they were for the Kendrick Cowboys. Located just an hour from the western town of Sheridan, Wyoming where remnants of the Kendrick era have named the golf course, museum, and city park. Sheridan, Wyoming, providing commercial air service, fine dining, shopping, arts, and medical facilities. Arriving at the OW you feel the life of the cattleman as everything has been done on horseback since it was homesteaded. The OW represents the opportunity to own one of the West’s most historic and famous ranches.
The Tradition
Driving around the ranch, you will see that OW Ranch Management is in a state of continuous improvement, focusing on fence infrastructure, water resources, marketable livestock and healthy plant communities. The OW is true to its roots as a horseback operated cattle ranch. Cowboys meet each morning in the bunkhouse that was built in the late 1880’s for breakfast and line out the work for the day. Horses are saddled in the famous barn with massive cottonwood post and beams.
As you enter the legacy of generational ranch ownership that forged the West percolate in your soul. The corrals, calving barns, carriage house, and buildings are like stepping back in time as the owner and his ranch management care for all the original improvements that they look as good as they did in the late 1800’s. Many of the buildings including the Senators home were renovated to their historical splendor under the guidance of well-known Montana architect Jonathan Foote. Old west Stone Mason's built the spring house, meat locker, and other buildings in 1902 from local limestone.
In 2021, OW management conducted its first horse sale allowing the young cowboys to participate in proceeds of the auction as compensation for breaking horses during the summer as they moved cattle for hundreds of miles and in all kinds of conditions.
The History
John Benjamin Kendrick came to Wyoming as a cowboy on a cattle drive from Texas in 1879. He was self-educated, having left school in the 5th grade. He was a voracious reader however and soon rose above the average cowboy to become the manager of the Converse Cattle Company in 1887. He moved the ranch operations to the present location of the OW Headquarters on Hanging Woman Creek in 1889 and was soon able to buy out the absentee owners to create what eventually became the Kendrick Cattle Company.
Kendrick’s legacy carried on as he was Wyoming’s Governor and a three time US Senator. His family donated much of the land that now makes up the open spaces in the town of Sheridan including Kendrick Park, Kendrick Golf Course, and the Trails End Museum. Kendrick’s business interests in Sheridan can also be observed along downtown Main Street by the many buildings that have the iconic “K” carved in stone up high.
The Infrastructure
The historic OW headquarters where John B. Kendrick lived and raised his children remains one of eastern Montana’s best open range cattle ranches. A large modern heated equipment shop is located near OW headquarters convenient to the nearby hay ground.
The Environment
The OW Headquarters has a diverse mix of warm- and cool-season forage plant communities. Vast range ground covers the broad sloping valleys of Hanging Woman, PK, and Horse Creeks. Numerous coulees and ridges provide ideal cover and parklike meadows that support native and introduced grasses, including Blue Grama, June, Japanese Brome, Needle and Thread, Bottle Brush, Blue Bunch, Western and Crested wheat grasses. Profitable calf and stocker gains are supported by good moisture and soils that this region is well known for. Over 10 miles of meandering creek bottoms on East Trail and Hanging Woman hold productive stands of Brome, Wheat, Timothy, Alfalfa, and Rye mixed fields. There was a reason John Kendrick, one of Wyoming’s best-known cattleman, chose the OW Headquarters, just an hour north east of Sheridan, Wyoming, to be the cornerstone of his empire.
The Recreation
The OW Headquarters has world class hunting and recreation opportunities. Mule deer in the 190-200 inch class and elk in the 400-inch class are continuing their genetics in the resident herds. Of particular interest is the elk population that continues to grow both in numbers and reputation. The area is becoming well known as Montana’s premier destination among groups of hunters that are in the know. Pronghorn Antelope are prolific and share the open grass land with game birds such as dove and sharp tailed grouse.
The OW Headquarters is situated along a ridge of foothills that stretch from the Big Horn Mountains to the west and the Black Hills to east. The continuous escarpment of timbered ridges and highly productive vegetation is as good for cattle as it is for wildlife. Surprising to anyone who visits the OW is the feeling that you are in the mountains, yet you are at an elevation and terrain that is tempered by the plains.

Water
Two large canals deliver irrigation and stock water reliably from the Alcova Irrigation District to the 3,000+/- deeded acres and 640 acres of Wyoming State lease land . This storage right is a tremendous water resource to the farm and is distributed to 5 center pivots (3 on private and 2 on state) covering 850+/- of prime irrigated acres. The farm has an additional 116+/- acres of water right for an eventual sixth center pivot.
Headquarters
The well established headquarters is situated at the end of a paved highway atop a prominent hill with an impressive shelter belt. The 2,460 sq ft ranch style home built in 1974 is complimented by a 4,000 sq ft metal shop to service equipment. Numerous working improvements include a drive through scale, grain quonsets, and other infrastructure. Historic barracks from the original Army Air Corps in Casper are some of those buildings.
Location
A short drive from the Casper International Airport on paved road provides excellent shipping along the I-25 corridor as well US Highway 20-26. The Bressler's also own the local Zimmatic Pivot Irrigation Dealer/Installer which, along with all the farm equipment, is available for an additional price seperate from the real estate.
Habitat
Not only do the canals provide long stretches of live water, South Casper Creek meanders through the center of the farm creating abundant riparian features including Bressler Reservoir for wetland bird habitat. The pasture to the north hold pronghorn antelope and mule deer habitat. The various cash crop land and shoulder ground hold upland bird, sandhill crane, and white tail. This diverse mix of production is well fenced for rotational year around grazing.

Casper Creek Ranch
The Casper Creek Ranch is a contiguous 669 +/- acre block of land with excellent road and utility access just north of the Natrona County Airport along 33 Mile Road. A highly productive pivot compliments the rangeland and offers the opportunity for a well-rounded small-scale cattle operation or gentleman's ranch. A well-kept 3-bedroom, 2-bathroom home sits adjacent to the pivot and is perfectly situated overlooking the ranch and nearby Casper Mountains. Bisecting the land is South Casper Creek, which runs year-round and meanders for nearly two miles with another long riparian corridor running parallel from west to east. The creek bottom is recharged from hundreds of acres of neighboring irrigation that is supplied by the Alcova Irrigation District.
There is a large reservoir just upstream that the seller says keeps portions of the creek open year-round. A wetland full of reeds and riparian grasses is located in the center of the property making ideal upland bird and waterfowl habitat. Antelope, mule deer, and whitetail deer can also be found regularly moving through and around the creek bottom. Fencing surrounds the property, and 120 acres of Wyoming State land lies adjacent to the east.
The property is served with electricity and within the municipal water district for a potential domestic water tap. Given the excellent views of Casper Mountain and surrounding Laramie Mountains, proximity to Wyoming's second largest city, and maintained access, the property is an excellent candidate to be parceled by a future owner or developed as an owner's residence and hunting property.
Buckmiller Ranch
A Wyoming Centennial Ranch Award qualifier, the Buckmiller Ranch has been in the same family for over 130 years.
Located between Pine Haven and Moorcroft and adjacent to Keyhole Reservoir, this highly productive 1,646 +/- acre well-balanced ranch offers farming, grazing, recreation, and huge development potential.
A Reinke Pivot installed in 2021 anchors the ranch property irrigating 135+ acres drawing water from the Belle Fourche River. Under the pivot grows highly productive crops which vary from year to year depending on the owner’s goals and grazing plan.
Just north of the pivot, the Belle Fourche flows through stands of mature cottonwoods creating large oxbows of fertile grasses, which creates the ideal habitat for large game and native bird species. Fishing opportunities in the river and the adjacent Keyhole Reservoir are exceptional. The diversity of wildlife and recreational opportunities on the ranch are simply incredible.
Location and Potential
Bisected by Highway 14 and directly adjacent to Keyhole Reservoir and Keyhole State Park and bordering current development to the west, The Buckmiller Ranch is ideally positioned for future development. Existing development west of the ranch was set up with easement throughways to the subject ranch property so the development could be mirrored at a later date. The town of Moorcroft lies 2 miles to the south and Pine Haven is just 5 miles to the east. Given its proximity to Keyhole Reservoir, the Black Hills, and the towns of Moorcroft and Pine Haven, the location is truly excellent for a real estate investment or a productive farm and ranching property.

In 2022, the pivot produced 5 tons +/- to the acre on the first crop of rye. Once the rye was harvested, another 3-4 ton +/- per acre of cover crop was grazed.
The mixed cover crops on the dry-land have averaged about a 2 ton +/- to the acre according to the seller.
The Buckmiller Ranch qualifies for several government NRCS, FSA, & Soil Health programs without being restricted by conservation mandates or easements.

The surrounding terrain features a diverse landscape, including riparian bottomlands of cottonwoods and native grasses which provide ideal habitat for deer, turkeys, and upland game birds. The irrigation pivot keeps the grass green late into the fall and attracts mature deer and antelope from miles away to feed as the grasses dry up in the surrounding areas. Large flocks of migrating geese and ducks roost on nearby Keyhole Reservoir and the Belle Fourche River and congregate in the agriculture fields on the ranch in the morning and evening hours. In addition to hunting, the Belle Fourche River, which runs through the north part of the property, offers exceptional opportunities to catch northern pike, catfish, bass, and carp.

Homesteaded in 1947
Homesteaded by a member of the current owner’s family in 1947, the family and property have a long history of sharing Alaska with others. Born on a whaling ship between Alaska and San Francisco Walt Pederson had a love of adventure from a young age. After returning from WWII, Walt began his career as a float plane pilot bringing folks down from Anchorage to survey land for homesteading on the Kenai Peninsula. As a pilot, he had his eye on this incredible property at the confluence of the Kenai and Moose Rivers where the calm waters of the Moose River offered the perfect landing spot for his beloved Super Cub float plane.
In late 1947, Walt moved onto the homestead where he operated his air taxi business taking off from the Moose River on floats in the summer months and skis during the winter. Folks traveled from as far aways as Germany and Walt would fly them down from Anchorage (there was not a road, remember!) and house them in the old “shelter cabin” which was an old log cabin used by the dog mushers on the overnight mail run between Seward and Kenai. Since those early homesteading days, the property has remained in the same family, first becoming a popular campground for many local Alaskan’s traveling to the Peninsula to fish the famous Kenai River salmon runs. Canoe rentals were also offered, and campers were given access to fish in the river for $1.00 per day. In 1981 Great Alaska Fish Camp was formed merging the Pederson and John families together who still share in the ownership today. By 1983, Great Alaska Fish Camp was open for business and began hosting clients from around the world. The 1980s saw a lot of growth at the lodge as more land was cleared and additional cabins and structures were built on site. Facility growth continued into the 1990s and early 2000s when the last cabin was built in 2007. The 2000s saw a boom for Great Alaska lodging, fishing, and tourism as their reputation as being one of the top lodges in Alaska spread globally. After the 2021 season, the owners decided it was time to retire and spend more time with their families. They are grateful to have had the opportunity to own the lodge for over four decades and more importantly, feel especially thankful for the thousands of relationships with clients, guides, and employees that were formed at the lodge on the banks of the Kenai and Moose Rivers
Potential
Formerly Great Alaska Adventures, the Kenai and Moose River frontage has been developed with over 18,500 square feet under the roof. This investment grade property is ideal for additional real estate growth on its huge tract of undeveloped land. The Kenai Borough Planning Department zoning is very basic with properties outside the city limits being zoned Rural Unrestricted. The Borough Planner has confirmed with the Seller that the entire 24 acres of real estate can be developed further for uses such as residential housing, retail, or other.
A business plan could capitalize on its large growth potential by using the existing hotel, restaurant, and waterfront as services and recreational amenities. The footprint of the adventure lodge is situated on only a small portion of the western side of the property leaving a large chunk of real estate to the east available for planned development. The topography is ideal with the vast majority of the property positioned on the relatively flat bluff overlooking the river.
Potential buyers should know that the facilities at this time are designed for seasonal use and are winterized each year. If a new owner chooses to operate year around, some relatively minor modifications would need to be done to the plumbing system in place.
The new owner also has the opportunity to step into the shoes of the owner/operator of the Adventure Lodge, Kent John. This can be done through a separate purchase of the business goodwill, client list, recreation equipment, coupled with a personal service agreement with Kent John himself to ease the transition.
Hattie Creek Ranch

The higher vantage points on the ranch are uniquely positioned to take advantage of panoramic views of the Bighorn Mountains and the Black Hills, including Devil’s Tower.
From the expansive front porch, enjoy the peacefulness of county living while taking in awe-inspiring Wyoming sunsets. It’s not uncommon to see deer or elk stroll by while relaxing on the porch or walking in the yard.
Hattie Creek Ranch is truly a rare find and one that can only be appreciated by seeing it for yourself.
Property History
Hattie Creek Ranch was homesteaded in 1916 by a young family looking for the freedom and opportunity offered in the west and sought by so many. Here on Hattie Creek is where they set their roots and laid the foundation for generations of successful sheep and cattle ranchers, many whom still reside and ranch in the area. The original hand hewn log cabin still stands on the east side of the ranch. The first homesteaders were gritty and resourceful and without their perseverance through the difficult times, Wyoming ranching history would not exist as we know it.
The present owners have lived on the property for the past 46 years creating many memories while raising two sons and countless numbers of livestock. The entire family is very involved in agriculture and the owners are only selling due to the opportunity to move closer to their larger family ranch, which they operate with their two sons, daughter-in-laws, and grandkids.
Improvements
An updated four bedroom farmhouse style home with a large wraparound porch is centrally located on the property. Adjacent to the house sits a 3,000 + sq ft shop building, greenhouse, calving barn, loafing shed, and a working set of corrals. The house is serviced by electricity and a privately owned 1,000 gallon propane tank, and is set up to use both well and spring water.
Water
Two reservoirs connected by Hattie Creek and two tire tanks provide year-round stock water sources for horses, cattle, and wildlife. A centrally located spring fills the tanks and is also connected to the house and serves as irrigation water for the garden and lawn. The home is connected to both the spring and a shared well which provides nearly 60 psi of pressure for domestic water use. Lush green meadows and productive hay grounds give the owners enough high quality grass to graze a small herd of cattle each year and also put up enough hay to get them through the winter months.
Location
The Hattie Creek Ranch is located 65 miles north of Gillette, Wyoming and can be reached via Highway 59 and well-maintained county roads. The town of Broadus, Montana lies 45 miles to the Northwest and Spearfish, SD is 100 miles to the East. Instead, millions of Pacific Salmon (all five species) return from the ocean each year on their journey to one of the hundreds of small streams
that feed into the Nushagak River from which they were born. These salmon run a gantlet of predators upstream to a series of massive lakes, some thirty miles long and a thousand feet deep. Eventually,
they arrive to the exact spawning bed of their birth, following their ancestor’s millennium old instinct of navigation to conclude the cycle of life. Their decaying bodies provide unbelievable volumes of nutrients to support some of the world’s largest trout and concentration of bears. Greybull River Ranch
The Greybull River Ranch is a well maintained ag operation along the fertile alluvial plain of one of Wyoming's largest rivers in the heart of the Big Horn Basin. A contiguous 2,715 +/- deeded acres of productive soils and lush creek bottom ties into vast tracts of public land leased for livestock grazing.
Water is a Huge Value
Abundant water rights that date back to Wyoming’s territorial days, the ranch boasts approximately 1,370 irrigated acres that grow a rich diversity of crops including alfalfa, seed hay, timothy, orchard grass hay, barley, oats, sunflower seeds, beans, and corn. Crop rotation, and six irrigation pivots ensures continued productivity and a steady source of income.
The centerpiece to the ranch is over two miles of braided Greybull River banks supplying volumes of water to the numerous ditches and wetlands. These riparian bottomlands of cottonwoods and grasses are home to an amazing variety of wildlife. The diversity of wildlife on the Greybull River Ranch is simply incredible.
Crops and Cattle
Complementing its abundance of crops is a solid cattle operation, which includes 13,222 acres of State and BLM grazing leases that are permitted for 1,522 AUMs. The Greybull River Ranch is estimated to run up to 400 head of cattle year-round and includes a 1,000-head feedlot with six corrals, each with its own heated self-watering system and lighting.
The Greybull River Ranch is well balanced with irrigated cropland and open and rolling summer pasture that transitions into lush river bottom pasture. Livestock water is provided by springs, wells, irrigation water, and the Greybull River. The Greybull River is a reliable source of water. Irrigation water is provided by the Greybull Valley Irrigation District with the canal traveling through the property providing easy access to water. There are multiple locations along the canal to pull water for irrigation. The water goes into an underground pipeline system for the pivots. Also, there are additional water rights providing water from Upper Sunshine, Lower Sunshine, and Roach Gulch reservoirs.
Wildlife and Recreation
Home to elk, whitetail, mule deer, pronghorn, turkeys, pheasants, quail, chukars, and diverse waterfowl. Only lightly hunted in recent years, the ranch has not come close to achieving its hunting potential. However, a licensed bird farm has been in operation here, permitting outstanding upland bird hunting for quail, pheasant, chukar and partridge in the fall and winter months.
The coveted Yellowstone cutthroat trout inhabit the two miles of the Greybull River on the property, and provide sport for both fly and lure fishermen. Several ponds already exist on the ranch, and could be developed into trophy fisheries as well.
Recreational opportunities are rich and varied in northwest Wyoming. Wilderness hunting and fishing can be found in abundance in the Absaroka Mountains to the west, along with backpacking in the summer and snowmobiling in the winter. Yellowstone National Park is under two hours away as well, where a lifetime of enjoying geysers, wildlife, and scenic grandeur awaits. Less than an hours drive is the famous western town of Cody, a small city in Wyoming standards with regular jet service, good restaurants, live music and an extensive schedule of rodeos. Upriver from the ranch is Meeteetse known for world class hunting and downriver is the active farming community of Burlington.
Improvements and Access
Two residences are currently utilized on the ranch. The owner’s home is 2,700 square feet located just off the Greybull River with excellent privacy and views of the river bottom pasture. It includes an impressive Great Room featuring a large stone fireplace, dining area and open staircase. A second home is a recently renovated single wide that serves as employee housing. Additional improvements include a shop, a set of corrals with a vet building, a feedlot with approximately 1,000 head capacity, grain bins , livestock sheds, and utility buildings. The feedlot consists of metal pipe and concrete bunks.
Excellent access off highway 30 between Burlington and Meeteetse is greeted with miles of a quality gravel road system on the ranch to keep the entire operation running smoothly.
Broker's Comment
The first thing a person notices when they visit the Greybull River Ranch is pride of ownership on the agriculture side of the operation. Excellent fencing, well conceived feedlots, irrigation systems, and equipment areas. The production ground is compact meaning efficient farming that carries over to cattle production for aftermath grazing and background feeding. The river holds many incredible sites for an upgraded owners residence to complement the two existing homes and the old Greybull River Road House that is situated on the ranch. The location is also a big plus if you enjoy quiet country living in the farm belt of Wyoming yet close to regional hubs such Cody, Worland, and Billings. A great ag property for both the owner-operator or investor. The current farm tenants are real go-getters so if an investor wants to park money in a great value position of water, crops, and river frontage real estate then this is a must see.

Carrying capacity of range country and of harvested feed produced on a ranch can be expressed as animal units or animal unit months. The animal unit (AU) is the annual feed requirement to maintain a mother cow or the equivalent in thrifty condition (with calf at side for six of the twelve months). Carrying capacity is that portion of the animal units of the maximum feed production that can be utilized after consideration of all limiting factors and customary operation practices. Any carrying capacity rating must be estimated with caution, keeping in mind the size and breed of the cows, the weaning weights of the calves, and even the length of time the calves are grazed. A carrying capacity rating can vary as much as 30% to 40%, depending upon the range usages. In addition to pasture rotation and other management factors, such as water availability, livestock type and size, and the length and timing of pasture season. A properties total carrying capacity is also affected by external influences such as topography, rainfall, pests, wildlife, and other numerous influences.

Pine Butte Elk Reserve
Authors refer to this region as “Where the Rivers Run North” and this specific area I fondly call the Honey Hole because it’s unparalleled livestock and big game production. I have personally sold a lot of land in this region that stretches from the Big Horn Mountains eastward to the Black Hills. The location of the Pine Butte Reserve is unique and for the elk enthusiast the unimaginable dream of taking a 400-inch Bull is possible, The proven genetics, geography, and plant nutrition sets this part of the Mountain West on a stage all its own.
Historically the property has been a grazing unit to a much larger cattle operation. Consequently, the ranch benefits from quality stock water improvements including solar and electric wells, stock water pipeline, and developed springs. This contiguous deeded property is cross fenced into 9 pastures with good interior ranch trails and roads. The home lies a quarter mile off the county road at the edge of a hay meadow lined with Ponderosa Pine where herds of mule deer and elk greet you in the morning and evening.
Pine Butte Reserve lies conveniently 35 miles northeast of the town of Sheridan, Wyoming in the heart of Montana’s best elk hunting for world class bulls. Located on a divide between the Tongue River and Hanging Woman Creek the property is all deeded at 3,160 +/- acres. Featuring multiple springs, a large year around reservoir, dense timber, and open hayfields the Ranch holds resident elk and becomes a natural sanctuary when hunting pressure begins on surrounding ranches and public land.
The ranch has two sets of improvements. One is the original headquarters residence which transports you back in time as the main home was renovated to its original splendor by the Seller. With a wrap-around deck adjacent to two original log cabins, corrals, and a nostalgic barn the setting is captivating. The historic Pine Butte School house and schoolmarm’s buildings are located at the head of First Creek and are still intact and nearby a modular home.
The hunting at Pine Butte is truly remarkable. The property is bordered by tens of thousands of acres of private land owned by generational ranch families and the ultra-wealthy investors. This creates an ideal location for the next owner to develop the open parky meadows with food plots that suck in game for their exclusive benefit.

This working and diversified ranch efficiently distributes valuable surface water rights using convenient pivot irrigation. The setting and the infrastructure on the Bull Creek Ranch leave nothing to be desired.
The Bull Creek Ranch is ideal for a registered livestock or equestrian estate The ranch holds 1,551 +/- total acres consisting of 833+/ deeded acres, 629+/- State leased acres, and 40+/- BLM leased acres located at the base of Carter Mountain. One field produced barley under contract to Coors Brewing Company. Newly installed cross fencing makes the ranch ideal for year around livestock with a carrying capacity depending upon rotational grazing practices on irrigated and dry pasture supplemented with hay production on remaining fields and use of the 170 AUM public leases.
Every aspect of the ranch shows pride in ownership from the well-maintained fields to graveled and paved roads. Two phase and three phase power is available in multiple locations including several potential headquarter sites. A very functional set of working corrals is located on the northwest corner of the property adjacent to Passaic County Road. Uniquely suited for the outfitter or game enthusiast, the ranch is located in a general tag area with mule deer in the 180+ inch class and elk in the 300+ inch class. Cabin Creek is a seasonal stream that typically holds water year around in its oxbows. North Cabin Creek, Remington Creek and numerous other intermittent stream valleys provide excellent cover. Multiple stock reservoirs are also located on the ranch.
The area is well known for its excellent forage. The ranch will make a solid low overhead grass ranch for summer pasture, year around cow-calf, or yearling operation. Estimated property taxes in 2018 are $3,909. In addition to the cattle operations and hunting opportunity, the ranch has additional revenue streams to defer the cost of ownership and make this a quality investment.
