Encompassing 1,658 +/- total acres including 160 +/- acres of BLM lease, the Coal Creek Ranch is both a well-balanced working cattle ranch and recreational hunting property. Located in Northeastern Wyoming, the ranch is uniquely positioned between the Bighorn Mountains to the west and the famed Black Hills to the east. Not far from both Sheridan and Gillette, Wyoming or Billings, Montana, excellent county roads provide easy access to local state highways and Interstate 90.

The ranch headquarters includes a prominent log home featuring 3-bedrooms and 2-bathrooms. A large porch surrounds the home on 3 sides offering abundant outdoor living space. This home is currently under renovation with additional work that will need to be done by the next owner.  The guest house sits adjacent to the headquarters and features 1-bedroom, 1-bathroom, kitchen, living space, and laundry room.  Each home is serviced by separate water wells and septic tanks.

The ranch features a functional working set of corrals near the homes and just off the main entrance. Adjacent to the corrals sit multiple outbuildings, run-in sheds, and storage buildings.

Eight fenced and cross-fenced pastures are designed to allow easy movement of cattle from one pasture to the next. Well-maintained Bitter Creek Road bisects the property East and West and a network of private interior ranch roads allow for convenient access to check cows, fences, water, and mineral tubs.

The ranch is well-watered and features five wells, a buried stock water pipeline, and several reservoirs and springs. Stock tanks are strategically placed around the ranch providing water to cattle and wildlife in each pasture. 

Historically abundant forage gives the area its reputation for putting exceptional gains on cattle during the spring, summer, and fall grazing seasons. In addition to productive rangeland, the ranch features 150 +/- acres of improved hay meadows, often producing a productive single cutting of hay yielding nearly yielding nearly 1 ton per acre.

The owner currently stocks the ranch with about 60 pairs of cows and a few horses year-round while also putting up enough hay for winter feed. The grass on the ranch is currently in good to excellent condition.

Seasonal Coal Creek runs through the property creating lush riparian areas while heavily timbered draws and healthy sagebrush habitat allow the wildlife to typically find refuge and food supply in abundance. Elk, Mule Deer, Whitetail Deer, Antelope, Turkeys, and Sharptail Grouse thrive on the ranch and throughout the region. Low hunting pressure, moderate elevations, and hundreds of square miles of virtually unpopulated country are contributing factors to the abundance and quality of game animals the area is known for.
